Geographic position Settled on a hill around 13 km from Perugia and 3 km from Corciano, Villa Serendipity is in a convenient, easily accessible location that is secluded and extremely private at the same time. While the property is in Umbria, the border with Tuscany is around 20 km away, allowing you to get to some of the most famous and interesting historic centres of both regions in less than an hour: Assisi (37 km), Spello (42 km), Cortona (44 km) and Montepulciano (51 km) are around three quarters of an hour away while in around an hour’s drive you can be in Chianciano Terme (58 km), Arezzo (81 km) or Spoleto (75 km). Lake Trasimeno is just 8 km away, with Passignano sul Trasimeno (15 km), the main village which overlooks the north bank, just 15 minutes’ drive away and Castiglione del Lago (33 km), on the west bank, around 25 minutes. The nearest airport is Perugia, less than half an hour’s drive (25 km), but in around two hours you can also get to Florence airport, (150 km), and to Rome Ciampino (197 km) and Rome Fiumicino (214 km) airports. Description of buildings The property comprises the large main villa and an ancient Renaissance tower, surrounded by a luxurious garden measuring over 1.2 hectares, designed by the famous landscape architect Pietro Porcinai, with winter garden, pool, small lake and tennis court. Main villa - approx. 808 sq.m in total The large, main villa has four floors which follow the hilly incline of the land. On the ground floor you will find the living areas: the sitting room with large fireplace and the dining room, the kitchen with island, another more private dining room, the study, a veranda - which overlooks the lawn and the tower - and a guest bathroom. Designed and built by the famous landscaper Pietro Porcinai, the grounds completely embody the architect’s design philosophy with unique detail, such as the path to the house and the grounds which takes you along a walkway from the entrance and car park that provides a genuinely surprising view of the garden and the surrounding scenery. Another feature is that the outdoor spaces are split into separate areas with different themes, which each have their own charm or function: on one side of the garden there is a large lawn bordered with shrubs and plants typical of the mediterranean scrub, with fruit and olive trees, while on the other side, Porcinai created a lush winter garden which can be closed thanks to its large, sliding glass doors and which houses a wide variety of tropical plants and a swimming pool, half of which is inside. A wooden boardwalk leads from the winter garden to a small lake rich in cultivated water plants including many varieties of water lily, papyrus and iris and then to a private area with heated Jacuzzi. On the right side of the villa, next to the kitchen, there is a panoramic area overlooking the picturesque village of Corciano, the tennis court and the olive grove which can be accessed by a third entrance.
