Enjoy the finest country life Fredericksburg has to offer – a vineyard, equestrian facility, high fenced manicured paddocks, and a large Hill Country home that could easily double as an event center or wine tasting facility. The home was designed and built with entertaining in mind – a large great room, kitchen/dining area, butler’s pantry, and outdoor living area are perfect for large gatherings. The 10-acre sub-irrigated vineyard is in its 5th leaf and is under lease to a well-known local vintner. Only 15 minutes from the iconic Marktplatz (Market Square) in the center of town, this manicured estate celebrates Fredericksburg to the fullest. Improvements Home and Foreman’s house: This approximate 5,466 square foot hill country style home was constructed in 2002. Its hill country limestone rock veneer is accented by a curved arch entry vestibule and brown standing seam metal roof. Interior finish-out detail throughout the home is high-end with Venetian plaster walls, high ceilings, modern appliances, and well-appointed entertainment areas. A great room with adjoining kitchen/dining area, solarium, covered patio accented with rounded limestone pillars, outdoor kitchen pavilion, and a large pool patio provide plenty of comfortable space for entertaining and relaxing. The foreman’s house (perfect for use as a guest cottage) contains about 1,781 square feet. It was built in 1963 with extensive remodeling in 2002. Wood framed and sided, the home has a full length front porch and standing seam metal roof. Stable: With 16 stalls, wash rack, tack room, large runs and an apartment, the stable is ideal for the serious equestrian. A large, metal round pen for training is situated next to the stable and the building is surrounded with 3 traps varying in size from 1 to 3 acres. Paddocks: Each of the 3 major paddocks are fully high fenced and consist of about 10 acres, 27 and 41 acres. Much of the acreage is improved with coastal Bermuda for grazing and hay production. Vineyard: Great care has been taken in site selection, varietals, irrigation, and planting design of this state of the art producing vineyard. Currently in its 5th leaf, the 10-acre vineyard has 17 vine varietals including Cabernet Sauvignon, Petit Verdot, Cabernet Franc, Carmenere, Carignane, Touriga, Souzao, Petite Sirah, and Tannat. The field is fully sub-irrigated and vine rows are spaced to facilitate modern machine harvesting. Soils in the vicinity are classified as Purves series and are generally shallow, calcareous, and well-drained with moderately slow permeability. The vineyard is currently leased to a well-known local vintner. Terrain: The ranch consists of gently sloping terrain varying in elevation from 1860 feet above sea level in the vineyard to about 1800 feet in the southwest corner. Location: Tivydale Road (FM 2093) forms the north boundary of the property with about 2,680 feet of highway frontage. From the Fredericksburg airport and Lady Bird Johnson Golf Course on Highway 16 south of Fredericksburg, take Tivydale Road 7.1 miles west. The ranch entrance is the second ornamental metal gate on the left.
