I was excited when one of my closest friends told me she was engaged and building her dream home with her soon to be husband. They wanted a home that would fit their new blended family. Her husband-to-be works for a well known national builder in the area so they already had their new neighborhood, lot and floor plan picked out but they asked for my help on the sale of her existing home. She has an eye for decorating and is so organized so the home showed perfect. It also helped that there was a lot of upgrades placed in the home that buyers were seeking. The home was only 4 years old but the tricky part was new construction was still happening in the neighborhood. Even though they were in a strong seller's market they were up against those new construction homes. The key was pricing it correctly. High enough to reflect the extensive upgrades but low enough it wouldn't be priced the same as the new builds in the neighborhood. We decided to listed in early spring to get a head start on the spring market. We had a slow start because of a ice storm late that spring and then spring break but by late May and June they were getting several showings a week. The property sold exactly 1 month after they moved into their new home so the timing was perfect. I've been living and selling real estate in the Williamson County area for 12 yrs and was able to show it to several out of town buyers that wanted details on not only the home but the Williamson County area in general.
