Description

At just 7 km from Todi, in a panoramic and easily accessible location, Casale Tuderte has been standing on a small hill overlooking the green Umbrian valley for centuries. Built during the Roman era and restructured several times, until it assumed its present day appearance, it is classified as a building of particular historical and cultural value, although it is not subject to the restrictions of the Architectural and Landscape Heritage Superintendence of Umbria. The dwelling is on four levels and has a total net surface area of 839 sqm – including 115 sqm of cellars with accessory rooms on the floor below street level and a 47 sqm garage. It is surrounded by almost one hectare of beautiful gardens, with a swimming pool and a perfectly maintained lawn with trees and plants that are typical of the Mediterranean scrub. We are in one of the most famous and popular areas of Umbria, about fifteen minutes away from Todi and less than an hour from some of the most important historic towns of the region: Foligno 36 km, Perugia 44 km (can be reached in about 40 minutes on motorway E45), Spoleto 49 km and Assisi 58 km. The closest airport is Perugia S. Egidio (45 km) and can be reached in about 40 minutes, while the international airports of Rome Ciampino and Rome Fiumicino are respectively 150 km and 168 km away. Description of buildings Casale Tuderte is on four levels, which are connected internally by a lift and the first two levels can be accessed from the garden. On the ground floor, the entrance leads us into the living area with a study, a spacious living room with a fireplace leading to a porch, the dining area that has a tiled wood-burning stove, a large kitchen with a pantry and a lovely panoramic terrace. The first sleeping area is on the other side of the house and has two bedrooms with en suite bathrooms. The second sleeping area is on the first floor and has two bedrooms, one of which has a fireplace, a bathroom, a dressing room and a suite – which also has an independent entrance from an external staircase – consisting of a lounge with a fireplace, a bedroom and a bathroom. The upper floor, which has sloping ceilings, consists of an apartment with a kitchen/sitting room with a fireplace, a bedroom and a bathroom. In the basement, there is a living room with a fireplace and a bedroom with bathroom and both have access to the garden. Further on is an area with a private bathroom intended for service staff, a large wardrobe, a laundry/ironing room, two large cellars and a garage. Condition The house is in perfect condition and has been completely restructured, maintaining all the characteristics of the ancient building, both internally and externally. In fact, the stone cladding and external staircase are features reminiscent of the ancient rural buildings of Umbria, as are the ceilings with oak beams and handmade terracotta tiles and the floors, also in handmade terracotta.
